DSC for SAMPADA Property Registration

Madhya Pradesh's property registration runs through SAMPADA. Service providers and authorised users signing on it need a Class 3 certificate in their own name.

Who needs one here

SAMPADA is the Madhya Pradesh registration department's system for property registration and related work. The people who need a certificate for it are generally not one-off buyers or sellers — they are the service providers, deed writers and authorised users who work on the system regularly and sign submissions through it.

As with kiosk work, the certificate is issued in an individual's name and the accountability is personal. Anything signed with it is signed by the person named on it, which is a good reason to keep the token in your own hands.

If you are an individual registering one property and are unsure whether you need a certificate at all, ask us before buying one. We would rather tell you that you do not need it than sell you something you will use once.

How you get it, and how fast

A Class 3 DSC is issued against your identity, so the process is the same whichever portal you need it for. What changes is whether it is issued in your personal name or in the organisation's name with you as the authorised signatory — and getting that wrong is the most common reason a certificate has to be reissued.

Certificates are normally issued for one, two or three years. Buying a longer validity costs less per year and saves you repeating the KYC, which matters if you bid regularly.

What goes wrong

  • Buying a certificate you do not need. A one-time buyer or seller often does not need their own DSC. Check first.
  • Wrong name form. The certificate name must match how you are registered on the system.
  • Expiry during active work. Registration work is time-sensitive; an expired certificate stops it mid-transaction.
  • Browser and token issues after an update. Usually a configuration fix rather than a certificate problem.

Documents

  • Individual certificate: PAN, Aadhaar, a passport photo, and an email and mobile you can access during verification
  • Organisation certificate: the above for the authorised signatory, plus the entity's PAN, its registration document (incorporation certificate, partnership deed, GST certificate as applicable), and a signed authorisation letter on letterhead
  • The name on the DSC must match the name registered on the portal exactly. A mismatch between a certificate reading one form of a name and a portal registration reading another is what causes signatures to be rejected at upload
