Whose name the certificate should be in

This is where RERA applications most often stall. The certificate has to be in the name of the person the authority recognises as the promoter or authorised signatory — not the office manager who happens to be handling the paperwork, and not a consultant.

Where the promoter is a company or LLP, that means an organisation certificate naming the authorised signatory, with a board resolution or authority letter behind it. Where the promoter is an individual, it is their own certificate. A mismatch between the name on the certificate and the name on the application is queried, and the query costs weeks.

The same certificate is then used for quarterly updates, so it is worth getting the name right once rather than reissuing it later. And if the authorised signatory changes, the certificate does not transfer — a new one is needed in the new person’s name.
